Expo Zaragoza Empresarial (Expo) joins the dynamism in sales of the Aragon logistics platforms. In response to the growing demand for rented office space, the Board of Directors of the company, chaired by the Councillor of Economy, Industry and Employment, Marta Gastón, has just approved a contract to call bids for adaptation work of three storeys in Building 3D in the Dinamiza Business Park, for the amount of 1.4 million euros and a deadline of five months. The public company believes “there is sufficient demand” to cover this surface area in the short-term, which will cover approximately 6,600 square metres.
In fact, the Expo management has also announced that the dynamism detected in the demand for office space at Zentro Expo means other complementary action will have to be considered in the compound, in order to respond to the new applications. It is estimated that there is imminent demand in the public and private sectors to cover 1,500 square metres of office space in the area encompassed in the call for bids. In this case, the clients must define their specific needs to be developed for the design of the office spaces.
In addition to rental space, the Expo Management points out that “demand for purchase is also appearing” for office spaces leading to an adaptation of the company’s sales policy ascribed to the Corporation, with an adjustment in prices in cases where purchase of complete storeys is considered. The price of parking spaces linked to sales and rentals of offices at Parque Empresarial has also been reviewed.
More recently a study commissioned by Expo from a real estate consultancy firm about the Dinamiza park has been received. The analysis valued aspects such as the specifications of the buildings, the location, rent, services, client mix, sustainability and efficiency of the buildings, and also their flexibility and communications. The results of the study were positive and enlightening, since there is a very favourable assessment of Dinamiza park and its evolution, positioning it as one of the benchmark locations for businesses and establishing improvement points such as connections with the rest of the city. In this sense, negotiations are ongoing with the Zaragoza City Hall for improving the urban bus line in Ranillas, and at other points to help continue the promotion of Dinamiza park on its upward trend.
Today, the built surface area, both in the Business Park and the Courts of Justice (133,164 square metres), is occupied to 67%, with over 30 companies, in addition to the Courts of Justice and the Education Department of the Aragon Regional Government. At the moment 2,800 people work around the facilities. If the sale/rental of the surface area defined in the call for bids actually materialises, plus a second one in the short-term, occupation will be 72%.
